Atmos
303 2nd St #500N, San Francisco, CA, 94107, United States
Overview
Atmos operates an online marketplace that helps buyers select land, design a home within budget using 3D tech, and connect with vetted builder partners to begin construction. The platform assists with pre-construction steps including surveys, soil tests, zoning and HOA checks so buyers see what can be built on a specific lot. Atmos charges a 5% service fee on construction cost to homebuyers for due diligence, design, and project management, and a $20,000 flat fee to builders for client sourcing and pre-construction services. The company says the average cost through its service is about $225 per square foot, has built six homes so far and is working on a few dozen more. Founded in 2018 and based in San Francisco, Atmos is focusing its near-term product and growth efforts on building out the marketplace rather than hiring headcount. The startup positions itself as more design- and pre-construction-oriented than some competitors and aims to help builders and developers move off spec inventory by providing ready-to-go buyers. Atmos operates a one-click home-design platform that lets users rapidly design houses. The company graduated Y Combinator earlier this year and says users have started designing the first dozen homes on the platform; the first Atmos-designed home has broken ground. Atmos expanded its team via an acqui-hire and is developing its technology to let users better visualize designs within the context of specific property lots. Financially, Atmos announced a new $4M raise on top of an earlier $2M seed, bringing total funding to $6M. Investors in the latest round include Evan Moore at Khosla Ventures, real estate strategics such as David Gerster at JLL Spark and Lennar board member Scott Stowell, plus individuals Adam Nash and Josh Richards. The company was profiled previously and continues to iterate on its platform and product. Atmos operates an online, start-to-finish platform that aggregates vetted local realtors, architects and contractors into a single marketplace for homebuilding. Clients begin by working with a realtor to find land, select a home plan and work with an Atmos concierge to customize plans and finishes; the platform also enables interior design and ordering. Atmos offers in-app financing applications, construction progress updates, transparent pricing and aims to shorten overall build timelines. The company was launched about nine months ago by Nick Donahue, Trent Hedge, Austin Khan and Matt Rastovac and leverages the founders' homebuilding background. Atmos is currently accessible in Charlotte, Raleigh and Durham and plans to expand to Austin, Nashville, Denver, Salt Lake City, Atlanta and Portland. The startup recently closed a $2 million capital raise to build out a core team and evaluate additional markets, and its long-term vision emphasizes more technology-integrated homes.
