Circa offers a mobile-first platform that lets renters schedule payments, pay in full or split rent into multiple withdrawals, and change payment timing when needed. The app and web platform integrate with property owners’ existing property-management software and includes notifications, credit reporting, and a digitized arrears-management workflow. Circa charges property owners a $1 per unit per month SaaS fee and takes a share of flexible-payment fees (a 50-50 revenue share with owners when residents use the flexible schedule). The company targets properties with 1,000–10,000 units and is currently working with about 1,000 units under management across the Northeast, Pennsylvania and Sun Valley. Circa was founded in 2019, completed the Techstars accelerator at the Roux Institute in 2021, and is led by co-founders Leslie Hyman and Heman Duraiswamy. It raised $2 million (with additional funds expected soon) to expand the kinds of properties it can work with.
