Overview

Factory_OS takes an integrated, industrialized and tech-enabled approach to multifamily housing development, combining design, technology, construction and workforce innovations. Led by CEO Rick Holliday, the company operates manufacturing facilities on Mare Island and plans a second facility there. It has built nearly 1,000 units to date and, through a partnership with the Northern California Carpenters Regional Council, employs 500 union workers who earn competitive wages and benefits. The company maintains an active research and development program to advance its industrialized construction methods. Factory_OS says it will use the new capital to ramp up manufacturing at its second Mare Island facility, invest in robotic and other advanced technology initiatives for both facilities, expand into Los Angeles and open a housing innovation center. Factory OS is a Vallejo, California-based company that designs and builds homes using prefabricated, modular components. The company operates a large manufacturing facility opened in 2018 that can produce an estimated 2,000 to 3,000 units per year, with assembly-line stations and 150 to 250 union employees. Modules are built inside the factory—some as large as 16 by 70 feet—then trucked whole to building sites, and Factory OS is working on developments in West Oakland and El Cirrito. Its first customer was Alphabet, which ordered 300 apartment units in 2017 in a deal reported to be worth $25–30 million. The company partners with Autodesk through the Entrepreneur Impact program and is establishing an innovation lab within UC Berkeley’s Terner Center, with the lab to be housed at the factory for $1 per year. Co-founder James Pace has said the company can reduce construction time by 40 to 50 percent compared with traditional techniques, and its latest SEC filing shows it raised $22.7 million in equity financing.
