Overview
Launched in 2014, LandTech offers a property development software platform that speeds up the process of finding, assessing and buying land, enabling clients to build properties at reduced cost. Its first product, LandInsight, is used by the UK’s top 10 housebuilders and more than 2,000 property industry clients, including architects, planners, government, and commercial and residential developers. The platform is positioned to bridge housing shortages and reduce time spent on legwork so clients can close deals faster. The company has been scaling its business and growing its team over the past year. LandTech plans to rapidly expand its suite of products and further embed mission-critical features across its customer base. It has recently expanded to the US and is pursuing potential acquisitions to support that growth. LandTech received growth capital support to fund these product and geographic expansion plans. LandTech, founded in 2015 by former town planner Jonny Britton and engineer Andrew Moist, provides a proptech platform for identifying and evaluating off-market development opportunities. Its flagship product, LandInsight (since 2016), centralizes planning, ownership and policy data and has supported the delivery of more than 50,000 homes in the UK. Customers include Taylor Wimpey, CBRE, BNP Paribas, Cushman & Wakefield, JLL and Savills. The company has expanded its product suite with LandEnhance (planning approval) and LandFund (development funding) to cover appraisal through funding. LandTech says it has doubled revenue each year for the past five years and is undertaking a major recruitment drive to double its headcount from about 130 staff. The firm plans to use new capital to expand internationally and broaden its product offering so customers can both identify and profit from development opportunities. LandTech provides a single digital workflow that helps developers become ‘build ready’ by aggregating hard-to-find land information—ownership, planning permission, sold-price comparisons, development risks, and nearby activity—into one platform. The company built technology to extract and aggregate datasets from over 10 million unstructured PDF documents, which the founders say gives them a competitive advantage. Its client base includes major housebuilders, leading commercial and residential property agencies, and hundreds of SME residential developers. LandTech has been profitable since its first year, employs 90 people, and is on track to turn over £8 million (about $10.6 million) this financial year. The business already has an office in Sydney and plans to enter the U.S. in 2021 as part of an international expansion. Management aims to grow revenues to £50 million by 2024 and says it will accelerate work on becoming carbon neutral and contributing to a better property ecosystem.
