Founded at the end of 2024 by Thomaz Guz and later joined by co-founder João Campista, Lugui builds conversational AI agents that streamline the rental process for brokers and property managers. Through WhatsApp, an agent receives a CPF or CNPJ—sent as text, voice note or photo—and instantly returns a consolidated report containing credit scores, legal records, protests and alerts gathered from sources such as Serasa, Receita Federal, cartórios and courts. The company’s proprietary integration layer turns raw data into decision-ready reports, distinguishing it from competitors that rely solely on generic LLM outputs. Since launching its program in June, Lugui has scaled from 50 to 2,000 tenant analyses by October and already serves agencies like Auxiliadora Predial, Cardinali and Guaíra, which together manage more than 20,000 units. Two additional agents are slated for release: one to automate document collection from renters and another to issue certificates in seconds. The startup’s goal is to cut the administrative workload of brokers from roughly 50 % of their time to as little as 5–10 %. Lugui is financed by a R$1.5 million angel round and has also received US$25,000 in AWS Activate credits for infrastructure.
