Modulous is a London-based startup, founded in 2018, that provides a software platform to help housing developers, architects and construction firms configure and design modular homes without building permanent factories. Its end-to-end platform generates optimized designs and 3D massing from a proprietary “kit of parts,” automates costings and programming, and produces 3D visualizations and detailed upfront ROI for planners. The kit of parts standardizes components procured from the construction supply chain and enables delivery of sub-assemblies to temporary assembly spaces near sites, reducing the need for costly permanent factories and allowing local labour hiring. The platform also offers software-based logistics orchestration to ensure parts arrive in the right order and helps establish technical feasibility of developments in hours rather than weeks. Modulous raised a £10 million ($11.7 million) Series A, which the company presents as a step toward addressing the global housing shortage and the capital barriers to scaling modular delivery. Investors in the round include Sustainable Future Ventures, Cemex, Regal London, Blackhorn Ventures, GroundBreak Ventures, Goldacre and Leela Capital. Modulous offers a digital platform combined with a kit-of-parts modular construction system designed to deliver homes quickly, at lower cost, and with high quality. Its platform uses AI, 5D BIM modelling and generative design to drive design and supply-chain integration. By digitalising material supply-chain management and enabling local, decentralized assembly, Modulous aims to cut typical construction delays and overcosts and to scale globally without heavy asset requirements. The company is preparing delivery of a £6.5 million residential project in London that it expects to finish 12 months ahead of schedule. Modulous is focused initially on southern England and expects £25 million of sales in its pilot year. The startup has won CEMEX Ventures’ Construction Startup Competition 2020 and was listed among the Top 50 ConTech Startups in 2019. The team emphasizes sustainable place-making and rapid delivery to address housing shortages.
