Overview

QuintoAndar is one of Latin America's largest housing platforms, using technology to digitize rental and home‑sale transactions. The product streamlines listings with free professional photos and fully digital transactions, removes costly tenant guarantees while assuring on‑time rent to owners, and has expanded into the purchase/sale segment. The company manages more than 120,000 contracts and adds roughly 10,000 new rentals per month; it lists over 60,000 homes for sale and has surpassed 10,000 annualized transactions across Brazil’s four largest metropolitan areas. In 2021 it expanded into 14 new cities and has announced plans to begin operations in Mexico. QuintoAndar says the additional capital will let it accelerate its business plan and sustain its growth momentum. After the most recent raise the company’s valuation stands at US$5.1 billion. QuintoAndar operates a digital real-estate marketplace focused on long-term rentals and home sales, connecting tenants and landlords and guaranteeing rent payments. The platform manages over 100,000 rentals and is closing about 10,000 new rentals per month, with the rental service live in 40 Brazilian cities and the home-buying marketplace live in four. It offers more than 60,000 properties for sale across Sao Paulo, Rio de Janeiro, Belho Horizonte and Porto Alegre, and has grown its home sales to an annualized 8,000 transactions. The company is not yet profitable, prioritizing growth, though unit economics are favorable in markets like Sao Paulo. QuintoAndar plans to expand into new Brazilian markets and across Latin America, aiming to begin global expansion with entry into Mexico later this year and to invest heavily in product and tech talent. QuintoAndar operates a digital marketplace that lets users search, book, rent and advertise long-term rental properties in Brazil, managing listings, visits, transaction processing and digital contracts. The company built a credit-analysis system that removes the need for co-signers, deposits and rental insurance, reducing friction in the rental process. It runs a roughly 1,000-person operation based in São Paulo and has projected over 2 million visits scheduled through its platform in 2019, with about 4,500 contracts signed per month. QuintoAndar has raised significant venture capital to scale its product and operations, and the business recently crossed billion-dollar valuation status. With the new funding the company plans to acquire customers in more Brazilian cities, attract talent and expand broker partnerships. Longer-term plans include launching additional financial products for customers and using its data to recommend services such as home renovations. QuintoAndar is a digital apartment rental platform that removes expensive bureaucracy and guarantor requirements for tenants while assuring rental payments and faster processes for landlords. Led by co‑founder and CEO Gabriel Braga, the company began operating in São Paulo in 2015 and expanded to Rio de Janeiro in 2018. QuintoAndar secured R$250M in a Series C financing. It plans to use the funds to consolidate operations in Belo Horizonte, Brasília and Goiânia, and to begin operations in Porto Alegre and Curitiba. The company also intends to create a partnership system enabling major real‑estate agencies to offer QuintoAndar’s renting experience to landlords and tenants. In October 2018 the platform logged an average of 2 property visits per minute scheduled on its inventory, a 300% year‑over‑year increase. QuintoAndar is a technology-driven marketplace focused on residential apartment rentals, connecting tenants and property owners with an emphasis on speed, safety and simplicity. The platform reinvents each step of the rental process through a lean, scalable operation that avoids costly physical branches and invests in UX and professional photos. One notable product feature is that QuintoAndar pays 100% of the seguro-fiança (rental insurance premium) for tenants in São Paulo and Campinas, with the property owner remaining the insured party. The company says this eliminates the need for guarantors, cash deposits or external insurance and reduces contract-closing time from weeks to days, claiming a tenfold gain in speed and internal productivity. QuintoAndar reports its number of contracts is growing about 30% month-over-month. It currently operates in São Paulo and Campinas and plans expansion to Brazil’s main state capitals soon.
