Skyline AI builds proprietary artificial intelligence technology to source, analyze, acquire, manage and sell institutional‑grade commercial real estate opportunities across the United States. Founded in 2017 by CEO Guy Zipori, the company is based in New York City and Tel Aviv, Israel. Skyline AI is backed by investors including Sequoia Capital, JLL, Nyca Partners, TLV Partners and others. The company recently received a minority investment from DWS Group; the amount of the deal was not disclosed. As part of the transaction the firms signed a strategic partnership to allow DWS to build on its real estate investment management experience using Skyline AI’s technology. DWS’s real estate research team and Skyline AI’s data scientists will collaborate to further develop Skyline AI’s proprietary technology. The partnership links Skyline to a large institutional manager — DWS reported €692bn of assets under management as of 30 September 2018. Skyline AI builds a platform that applies data science and machine learning to help institutional investors make faster, more accurate property decisions. Its technology is trained on more than 100 data sources with market information spanning the last 50 years. The company has used its platform to identify mismanaged assets and, with an unnamed partner, acquire two residential complexes in Philadelphia for $26 million. Skyline AI also announced a partnership with Greystone to improve dealmaking and loan underwriting processes. Proceeds from its recent funding will be used to add analysis and underwriting for new asset classes including industrial, retail and office, and to deepen cooperation with commercial real estate investment firms. Some capital will fund growth of R&D, data science and AI teams in Tel Aviv and support its sales and real estate office in New York. The company emerged from stealth four months earlier with $3 million in seed funding. Skyline AI builds a machine-learning platform that predicts future property values and analyzes commercial real estate markets to guide investor decisions such as when to raise rents, renovate, or sell. The company trains its technology on what it says is the most comprehensive dataset in the industry, drawing on more than 130 sources and analyzing over 10,000 attributes per asset spanning the last 50 years. Skyline compiles all information into a data lake and cross-references sources to find discrepancies and determine the most accurate information. The founding team previously worked together at various AI startups in sectors including security, healthcare, and online video and pursued commercial real estate after several exits. Founded in 2017 and headquartered in Tel Aviv, the company plans to use its seed funding to build out its tech platform and hire data-science and machine-learning experts. CEO Guy Zipori and the leadership team emphasize replacing spreadsheet-based and gut-driven investment decisions with data-driven models.
