Strata operates a tech-enabled platform that lets retail and institutional investors invest in specific commercial real estate assets (office spaces, warehouses, industrial facilities and more) on an easy-to-use online marketplace. Since its inception in November 2019, the company has funded assets across Bengaluru, Hosur, Hyderabad, Mumbai and other cities and was the first proptech platform in India to offer warehouse investment assets online. Strata uses a data-centric approach to source assets and has demonstrated strong demand—funding a 150+ crore commercial property in Hosur and raising Rs.34 crore and Rs.47 crore for office assets in Mumbai and Hyderabad that each filled quickly. The platform reports over 20,000+ users and an active investor base of more than 1,500, a 300% jump, while AUM doubled from Rs.240 crore to Rs.500 crore in nine months. The company plans to nearly double AUM again to reach Rs.900 crore by April 2022 and is targeting a broader set of asset classes including industrial assets, data centres, hotels and hospitals, as well as sale-and-leaseback deals with large corporations. Strata positions itself as a trusted capital-raising channel for developers while aiming to democratise CRE investment for retail investors.
