Isprava Group is a luxury real-estate platform that builds, sells and manages ultra-premium second homes—typically priced at Rs 15-20 crore—in non-urban vacation hubs such as Goa, Alibaug and Kasauli. The business has delivered more than 400 homes to date and has roughly 850-900 units under construction, with North Goa remaining its largest market and South Goa recently opened through two soft-launched projects. Alibaug has become the company’s second-largest, fastest-growing market, with 50 homes delivered and nearly four times that number in the pipeline, while Kasauli represents a new Himalayan foothills beachhead. Through subsidiary Lohono Stays, Isprava also offers luxury homestay rentals across India and in overseas destinations including Thailand, Italy, Bali and Mauritius, targeting upwardly mobile Indian travellers. In 2023 the company introduced a sub-brand, Chapter, to capture volume in the premium (rather than ultra-luxury) segment. Earlier investors include family offices of the Burman (Dabur), Nadir Godrej and Anand Piramal families, alongside institutional backers such as Symphony International Holdings and Habrock Capital. Isprava’s expansion strategy emphasises limited-supply, lifestyle-led markets where rising domestic wealth and demand for experiential assets are driving steady price appreciation.
