  • UNIT AI

    Led · Equity · Jul 2026

UNIT AI develops a standardized Physical AI platform that automates item-level inventory management, e-commerce fulfillment, and returns for retailers, brands, and third-party logistics providers. Its modular, pay-per-use system can deploy in as little as 1,000 square feet and the company says customers can achieve ROI in under 12 months. In about 22 months of commercial activity, UNIT is working with customers including Barrett, ShipCalm, DaVinci, and Carter, and reports a growing pipeline of enterprise brands and 3PLs whose networks collectively ship billions of inventory units annually. The company emphasizes rapid, low-infrastructure deployments that do not require facility redesign, targeting regional warehouses, micro-fulfillment centers, and back-of-store operations. UNIT was founded by warehouse automation veterans Guy Glass and Avihou Barkay and announced the financing from its San Francisco headquarters to scale deployments and product innovation across North America.

  • Walden Robotics

    Participated · Seed · Jul 2026

Walden Robotics develops and deploys general-purpose robots powered by Large Behavior Models and other Physical AI advances to perform useful work in manufacturing, logistics, and other industries. Founded in 2026 and launched out of Toyota Research Institute, the company combines foundational robotics research with in-house operations teams to bring robots into production environments. Walden reports that its robots have been operating in production at a Toyota plant in North America since February, progressing from pilot to real work in under two months. The company has strategic partnerships across automotive, aerospace, semiconductors, electronics, logistics, and life sciences and emphasizes human-centered deployment where robots work side-by-side with people. Walden’s stated plans center on scaling commercial deployments and continuous on-the-job learning to improve capabilities over time. Financially, the company announced a $300 million seed round at a $1.1 billion valuation led by Toyota and Deviation Capital, providing capital to support its launch and customer expansion.

  • Anori

    Led · Equity · Mar 2026

Anori aims to unify parties involved in the two-to-four year pre-development window—developers, architects, engineers, regulators and financiers—to surface compliance conflicts much faster. Its initial product focus is three-to-six-story multifamily buildings of roughly 5 to 100 units, with other project types such as hospitals and data centers also contemplated. Anori was founded inside X in fall 2023 and is led by CEO Adrian Walker, who joined X after a decade in the Bay Area and prior experience at Ford Motor Company. The company has secured a partnership with Rio de Janeiro to modernize the city’s permitting process, though no building has yet been approved through the platform. Anori’s strategy emphasizes industry-led development of the product, with major real estate and construction firms invested to incentivize adoption and integration.

  • PassiveLogic

    Participated · Series C · Sep 2025

PassiveLogic is a Salt Lake City–based pioneer in “physical AI” that reimagines how buildings and infrastructure are designed, operated, and optimized. Its flagship product, Hive, is a real-time decision engine powered by an on-site GPU cluster that unifies control of HVAC, energy, logistics, and other building functions. By combining physics-informed digital twins with generative AI, the platform enables millisecond-level decisions for asset tracking, dynamic energy management, predictive maintenance, and adaptive environmental control. Complementary offerings include Sense Nano wireless sensors that capture real-time occupancy and environmental data, and Quantum Lens, a smartphone app for creating building digital twins. Acting as a “robot-of-robots,” PassiveLogic orchestrates sensors, IoT devices, and automation systems across environments ranging from data centers to hospitals. The company estimates a $1.3 trillion global market for Autonomous Buildings and targets the 40 % of global carbon emissions generated by buildings. Following its latest raise, PassiveLogic has secured more than $125 million in total funding to accelerate worldwide deployment of its platform.

  • Relay

    Participated · Series A · Feb 2025

Relay operates an end-to-end parcel delivery platform that adapts Asia’s asset-free, mini-depot approach to European last-mile logistics. The company matches couriers to routes, combines deliveries and returns into single trips, and replaces large trucks with carbon-reducing e-bikes. Relay augments handover photos with computer vision, which it says boosts proof-of-delivery compliance by 82%, and feeds feedback into courier training. Its platform is used by customers including Vinted, TikTok, Temu and UK retailer THG Fulfil, and it now operates in most UK cities including London and Manchester. Relay claims significant environmental impact, noting one customer can save a billion miles a year. The company says it is entering an AI-driven scale-up phase to expand these capabilities and reach. Relay operates an end-to-end parcel delivery platform for e-commerce companies, using urban "pitstops" and local couriers to handle first, middle and last-mile deliveries. Its routing platform matches couriers to routes and combines deliveries and returns to enable next-day service while claiming lower overhead than suburban depots and sorting centers. Local couriers are entitled to sick and holiday pay and other benefits, per the company. Clients include JD Sports, THG (MyProtein, Glossybox) and other enterprise retailers. Relay is currently live in London and plans a U.K.-wide rollout in 2024. The company raised a $10M seed round to scale in the UK.
