  • Habyt

    Participated · Series C · Oct 2023

Habyt operates a digital-first marketplace for furnished co-living units, handling listings, virtual viewings, contracts, identity verification and other transactions end-to-end via its platform. The company targets medium-length tenancies (roughly six to nine months) and serves a customer base that is about 70% international and 30% local. Its inventory has expanded rapidly to roughly 30,000 units across about 50 cities, up from 5,000 units in 18 cities a year earlier. Habyt reports profitability already in several key markets and says it is on track for full-company profitability in 2024. The business has grown organically and through acquisitions, including Hmlet (Singapore, 2022) and New York-based Common earlier this year, and has opened its first hotel in Berlin. The funding will be used to enhance the tech platform and to expand the business across Europe, Asia and North America. Habyt offers fully furnished and serviced co-living units with a tech-enabled user experience and a subscription monthly-rent model. The service targets young professionals aged 20–35 who move jobs and cities frequently, enabling flexible moves between properties. The company has pursued an aggressive M&A strategy—acquiring Quarters, Goliving and Erasmo’s Room—and recently merged with Homefully. As a result it now operates over 5,000 units across 15 cities in six countries. Habyt closed a €20 million ($24 million) Series B backed by HV Capital, Vorwerk Ventures, P101 and Picus Capital; management says the funds will support organic growth and further M&A. Founded in 2017 by Luca Bovone, the company is focusing on strategic targets in Europe (notably France and Italy) and is eyeing expansion in Asia. Management also cites pandemic-driven demand for better at-home workspaces and increased willingness to pay for comfortable housing. Habyt operates furnished private and shared apartments with a strong emphasis on design, community and a fully digital experience. The company was founded in Berlin in 2017 and now operates in Germany, Spain, Italy and Portugal. Habyt grew more than 300% since early 2020 and positions itself to continue that trajectory through 2021. In 2020–21 Habyt has expanded by acquisition, buying Go-living in July 2020 and Erasmo’s Room in Madrid (270+ rooms), bringing its Spanish footprint to over 500 rooms and thousands across Europe. The company says the latest capital from Inveready will finance the Erasmo’s Room acquisition and support further European expansion. Habyt and the broader coliving sector have been described as resilient amid COVID-19, outperforming traditional rental markets on rents and occupancy according to Cushman & Wakefield. Projects Co-living provides a housing-as-a-service platform for young professionals, offering a temporary living concept centered on lifestyle and community with shared living units and private, fully furnished flats. The platform bundles services and entertainment opportunities for residents to foster community. The company is based in Berlin and was founded in 2017 by Luca Bovone and Giorgio Ciancaleoni. To date it has raised a total of €2.5m. The latest round will fund acceleration of expansion beyond Germany into the Italian, French and Spanish markets.
